Rates are fully inclusive of fine cotton linens, big fluffy towels (but please bring your own beach towels), luxury toiletries and all utilities. Our cottages are fully equipped with:
A selection of magazines, books, DVDs, maps and local information so there is never a dull moment.
Kitchens with plenty of appliances and utensils for the domestic goddess or god on holiday.
Complementary starter pack to welcome you on arrival so your holiday starts the moment you walk through the door!
Please note that if you are booking further ahead than 8 weeks for your holiday, we will only ask you for an Initial Payment of £195. The remaining balance will be subsequently due 8 weeks before your holiday. Please read our conditions of hire at the end of this page.
All of our properties are non-smoking but feel free to smoke in the garden. Three night weekend breaks are only available during low season or on a "last minute" basis. See our Terms and Conditions Listed below. Please contact us for prices on other durations or with any other questions.

Terms and Conditions
Conditions of Hire - Our bookings usually run from Saturday, due to housekeeping arrangements, and standard arrival time is 4pm, with departure by 10:30am on the final day. However we are flexible where possible so do check with us.
Confirmation of Booking - For bookings within eight weeks full payment is required to confirm the booking, otherwise a 20% deposit is required, with the balance due eight weeks prior to your holiday. On receipt of full payment we send out directions with key collection details. We reserve the right to cancel a booking if full payment is not made by the due date.
Cancellation by you or us - We advise you to take out holiday cancellation insurance. Should you need to cancel we will do our utmost to re-let the property for all or part of your original booking, enabling us to refund your money, but otherwise a refund may not be possible. We also reserve the right to charge a £30 admin. fee or retain your deposit, which ever is less. If the property is unavailable due to events beyond our control (e.g. storm damage) we will advise you of the problem as soon as we can and fully refund your money - we can not accept responsibility for any further claims.
Maximum People - The number of people occupying must not exceed the number booked. We reserve the right to refuse entry to the entire party if this condition is not observed. We also reserve the right to enter the premises at anytime but will endeavor to do so when convenient to the customer.
Your Responsibilities - You are expected to take all reasonable care of the property. Please ensure that all equipment, utensils and the property are left clean and tidy at the end of your stay and report any breakages or defects. You may be liable for any damage caused to the property during your rental which falls outside reasonable "wear and tear". If there is a problem please contact us during your holiday so that we can try to resolve it.
Broadband Access - The service is provided free of charge as an additional benefit and isn't a commitment forming part of the accommodation provided. Other than providing the name and password for the wireless access we're not able to provide any additional technical support.
Smoking - Smoking is not permitted in our properties however you are welcome to use the garden.
Payment of the deposit implies an acceptance of the conditions listed above.
